What to send
Four things that get you a real answer instead of “we’ll have to come look”
- Photos — wide, then closeOne shot of the whole room or area so we can see context, then a close-up of the actual problem. The wide shot is the one people skip and the one we need most.
- Whatever document you haveInspection report, repair addendum, builder walkthrough list, tenant request, turnover checklist, or your own notes. PDFs, photos of pages and forwarded emails all work.
- Your actual deadlineClosing date, listing date, tenant move-in, family arriving. If a deadline is not achievable we would rather tell you today than the week of.
- What matters most to youUrgent, annoying, cosmetic, or must-be-done-before-something-else. If budget is a constraint, say so and we will tell you what to do first.

We read it properly
Every item, not just the first two. If something is unclear we ask one specific question rather than sending you a generic form.
You get a written disposition
Each item marked: in scope, out of scope with a referral direction, or not actually a defect. Before any money is involved.
We schedule it as one block
Related work batched, materials sourced ahead, and a window that accounts for your deadline rather than ours.
We do it and clean up
Debris, packaging and old material leave with us, plus a note on anything we found that you should know about.
