Why everything in your house broke the same year
If your home was built between 1998 and 2012, the components didn't fail at random. They were installed together, to a price, with the same service life — and they're expiring on schedule.
People call us convinced they are having a run of bad luck. The cabinet hinges went, then two interior door latches stopped catching, then the wire shelving in the pantry came out of the wall, then the caulk in the master shower separated, then the weatherstripping on the front door stopped sealing. Five unrelated failures in eight months.
It is not bad luck and the failures are not unrelated. They were installed within a few weeks of each other, by the same crews, using the same specification, chosen at the same price point. They have the same service life, they have been in service the same number of years, and they are reaching the end together. It is a schedule, not a coincidence.
Why this cohort specifically
Huntersville, Mooresville west of I-77, Concord, Cornelius and large parts of Iredell and Cabarrus counties were built out heavily between roughly 1998 and 2012. Production building at that volume means value-engineered component packages — hardware, fixtures, seals and finishes selected to hit a builder's cost target rather than a longevity target. That is not a scandal, it is how production housing works and it is part of why the house was affordable.
But value-engineered components have a service life in the twelve-to-twenty-year range rather than the thirty-to-fifty-year range. Which puts this entire housing cohort in its second failure wave right now. The first wave was warranty items in year one. This is the second, and it is bigger.
What fails, roughly in order

Tub and shower caulk. Everything else on the table is an inconvenience. A failed caulk joint at a tub or shower lets water past every single time the shower is used, into a subfloor that has no way to dry. It stays invisible for two or three years and then it is a floor repair rather than a tube of sealant. If you do one thing from this article, check the caulk in every wet area of the house this week.
Why batching is the correct response
Because the failures are correlated, the repairs are too. The same fix repeats across a house — every interior door in the place has the same latch problem, every wet area has the same caulk problem, every closet has the same shelving anchor problem. A contractor already carrying the parts and already set up can do the ninth one in a fraction of the time the first one took.
The alternative — calling separately as each item becomes intolerable over eighteen months — means paying travel and setup nine times for work that could have been one visit. That is the single largest avoidable cost in home repair and almost nobody thinks about it.
How to run the walk-through yourself
Every interior door, one at a time
Close it. Does the latch catch cleanly with a light push? Does the door swing on its own? Is the gap even down the latch side? Write down every one that fails and you will usually find it is most of them.
Every wet area
Run a fingernail along the caulk joint at the base of the tub and shower, and at the counter-to-backsplash line. If it lifts, separates, or the bead has been applied over an older one, it needs replacing rather than another layer.
Every closet and the pantry
Push up on the wire shelving. Any movement at the wall means the anchors are working loose. Look for a hairline crack or a dimple in the drywall above the rail.
Exterior doors, from inside with the lights off
If you can see daylight around a closed door, the weatherstripping or the sweep has failed. It is a cheap fix and it is costing you every month.
The deck, if you have one
Walk it looking for popped fasteners and springy boards. Grab the railing at the top of the stairs and pull. Railings are the item most likely to actually hurt somebody.
Exterior penetrations, once around the house
Hose bibs, exterior light fixture bases, where trim meets siding, where the deck ledger meets the wall. Open joints let water into the wall assembly.
What is not on this list, and why
Roofs, HVAC systems, water heaters and windows are also reaching end of life in this cohort, and they are not on the list because they are not handyman work and because they are large enough that you should be planning for them separately. If your house is in this age band, the sensible move is to know the age of each of those four systems and have a rough replacement year in mind. Being surprised by a water heater is expensive; expecting it is just a budget line.
If your home is newer than about ten years, check what is still covered before you pay anyone. Structural warranties on production homes often run ten years, and some component coverage runs longer than people remember. Paying a contractor for something the builder still owes you is a common and entirely avoidable mistake.
